Sustainable transport, roadside and infrastructure

The space and environment in which we live, work and move have become the subject of the biggest disruption of our generation. The way we move between these spaces and changes to how we deliver the goods and services we consume has driven forward the focus on sustainable mobility.

Our use of transport and the associated infrastructure is undergoing a transformation to provide the services we need to improve our lifestyle and working practices while also protecting the ecological needs of future generations in a manner that is safe, affordable and accessible.

The transport, infrastructure and real estate that enables this are themselves subject to major global changes to facilitate this sustainable mobility agenda. These mobility solutions will play a clear role in shaping real estate and its future, from last mile logistics to better connected buildings and spaces.

Housing developments are being designed with electric and autonomous vehicles in mind. Our cityscapes and town planning will change as cars become less welcome in city centres, and citizens embrace a move to a clean air environment. The shift away from the internal combustion engine will dramatically impact the future of petrol filling stations, creating exciting opportunities for those who adapt to meet the new charging demand.

The growth in online shopping habits highlights the importance of last mile logistics, with our reliance on and increased appetite for quick home deliveries of groceries, goods and meals. We see space being repurposed into logistical hubs to meet this ever-growing demand.

Overarching all these developments is the need for any mobility solutions to be sustainable. Substantial behavioural and design changes will be needed to meet the UK’s 2050 net zero carbon targets, encouraging people to buy and use electric vehicles and efficient public transport. The drive to cut emissions and live more sustainable lives will also mean there’s a benefit to “living locally”. It will be interesting to see how the 15-minute city concept develops, where your neighbourhood fulfils your living, working, supply, caring, learning and enjoyment needs.

These are not sci-fi notions or fickle trends but are instead shaping the future of our real estate.
